BEFORE YOU MOVE IN:
Set up fee (per property): The Equivalent of 1 weeks rent plus VAT subject to a min fee of £400 (inc VAT).
Referencing the whole party including any guarantors (identity, immigration and visa confirmation, financial credit
checks, obtaining references from current or previous employers/landlords and any other relevant information to
assess affordability) £37.80 (inc VAT) per tenant and or guarantor.
Check in fee: £120 inc VAT per property.
Late payment of move in monies: £50 (inc VAT) where the full monies are not received in our account 5 working days
before the agreed move in date.
DURING YOUR TENANCY:
Renewal Fee (per property): The equivalent of 1 weeks rent plus VAT (subject to a minimum of £300 inc VAT).
OTHER FEES AND CHARGES:
Replacement Tenant Fee: £240 (inc VAT) payable at the point of each replacement and subject to the Landlord’s

assess affordability). £37.80 (inc VAT) per tenant and or guarantor.
Out of Hours Services: £95 per hour (inc VAT) plus any actuals costs incurred.
Where actions of the tenant results in the agent (or nominated contractor) attending the property, time to remedy the
situation is charged at the hourly rate.
Aborted Contractor Call Out: £90 (inc VAT) where an appointment is arranged for a contractor to attend and the
tenant(s) fail to allow access to the property.
Service of Notice under the Break Clause: £50 (inv VAT) per property to cover the costs of terminating the contract
prior to the natural end.
Cleaning Costs at the end of the tenancy: This cost varies dependant on the size of the property. Costs are available
Late rent reminder letters: £42 (inc VAT) where the rent is not received in our account by the due date.
